20 Eastbourne Terrace is an early 1960s sixteen storey office tower that was to be refurbished for residential use. The building forms part of the Land Securities estate facing Paddington station, with the two buildings to either side, 10 and 30 Eastbourne Terrace, having been recently refurbished and re-clad for commercial use.
The refurbishment of 20 Eastbourne Terrace presented the opportunity to significantly upgrade the building through re-cladding its façades and to improve the environment in front of Paddington station and Eastbourne Mews. The proposal would provide one hundred and fifteen two to three-bedroom mid-level to luxury units, and a new keyed garden for the residents of the Mews.
The floors of the existing building would be extended in two directions - facing Paddington station as well as the Mews - with curved balconies, providing the residential units with exterior space and the former office building with residential character.
